Real Estate Capital Gains Tax (TPI) Calculator

Estimate the Taxe sur les Profits Immobiliers (TPI) owed when selling property in Morocco. By default, it's 20% of the profit, but a minimum of 3% of the sale price applies.

Note: This basic calculator does not factor in the official revaluation coefficients (inflation adjustment) published annually by the government, which will lower your actual taxable profit.

Exemptions

If the property has been your primary residence (habitation principale) for at least 6 consecutive years, you are entirely exempt from the TPI. There are also specific rules for transactions under 140,000 MAD.
